Construction Delay Log Template (Free Excel, Word, PDF Download)

Delays are a recurring reality in construction projects, but managing them effectively starts with structured documentation. Our Construction Delay Log Template is a ready-to-use Excel file that helps you systematically track and analyze delays as they happen.

This template allows you to:

  • Log delay events by date and activity

  • Identify causes (e.g., weather, design changes, supply issues)

  • Assign responsibility (contractor, client, third-party)

  • Record the impact on the critical path or total float

  • Note corrective actions and EOT claims

Whether you're a contractor, consultant, or project manager, this log is an essential tool for transparent communication and future claims support.

Delay-to-EOT Workflow Overview

  1. Identify Delay Event
A delay is observed on site (e.g., equipment failure, late delivery, adverse weather).

  2. Log the Delay Immediately
Use the Construction Delay Log Template to record the date, cause, and responsible party.

  3. Issue a Delay Notice
Send a formal delay notice to the client or consultant within the timeframe stated in your contract (often 7โ€“14 days).
๐Ÿ”” Failing to issue notice may void your right to claim an EOT. Read Construction Notices for templates and samples

  4. Assess Critical Path Impact
Determine if the delay affects the project's overall completion date. If yes, it may entitle you to an Extension of Time.

  5. Reference EOT ID
Assign an EOT ID to the delay entry. This links it to a detailed EOT claim file.

  6. Prepare and Submit the EOT Claim
Based on contract provisions (e.g., FIDIC Clause 20), submit a well-documented EOT request, supported by:

    • Delay log entries

    • Photographic or progress evidence

    • Revised program (e.g., TIA analysis)

  7. Track EOT Response & Status
Use the EOT ID to monitor approvals, rejections, or additional info requests.

Elevator Pit and Machine Room Inspection Checklist
โœ… 10 items
This checklist is designed for professionals tasked with inspecting elevator pits and machine rooms prior to equipment installation. It ensures that all necessary preparations, safety checks, and compliance measures are thoroughly addressed. By following this comprehensive guide, inspectors can identify potential issues that could delay installation or pose safety risks. Regular use of this checklist helps maintain high standards of safety, operational efficiency, and regulatory compliance.
Maintain Piling Records: Depths, Spoil, Tremie & Timestamps
โœ… 26 items
Maintain piling records is the backbone of reliable bored pile documentation. This checklist focuses on bored cast-in-place pile recordkeeping, including piling logs, drilling records, tremie concrete log entries, and concrete volume reconciliationโ€”while explicitly excluding testing activities like slump or integrity tests. You will capture drilled depths, spoil characteristics, refusal or hard-layer events, casing details, base cleanliness, tremie embedment, pour sequence, and the exact timestamps that prove continuity. Accurate, consistent records prevent rework, reduce claims, and improve traceability for audits and handover. They also clarify overbreak, groundwater effects, and production rates, helping planners and engineers adjust methods before issues escalate. The outcome is a clean, searchable history that ties location, actions, and quantities to photos, batch tickets, and signatures, per approved project specifications and authority requirements. Start in interactive mode to tick items, add comments, attach photos, and export as PDF/Excel with a QR link for verification.
Verify Sheet Pile Toe Level and Driving Criteria Guide
โœ… 24 items
Verify sheet pile toe level and driving criteria with this focused, field-ready checklist. It guides you through sheet pile driving verification, including penetration criteria, blow counts per 250 mm, refusal confirmation, obstruction handling, and accurate as-built documentation. The scope covers steel sheet pile installation only, emphasizing toe elevation checks, driving logs, hammer energy control, and survey validation. By staying within this scope, you reduce the risk of false refusal, bent sheets, damaged interlocks, inadequate embedment, and incomplete records that can delay approvals or compromise wall performance. You will capture evidence for each sheet: set per blow, verticality observations, toe level survey shots, groundwater context, and obstruction treatmentsโ€”ready for engineer review. The outcome is a defensible record proving design penetration and refusal were achieved per approved project specifications and authority requirements. Use the interactive features to tick items, add comments for variances, and export your as-built package to PDF/Excel with a project QR code.
Install Steel Walers: Sizing, Splices, Bearings, Torque
โœ… 20 items
Install steel walers with confidence using this focused, field-ready checklist. It is purpose-built for waler installation across shoring and excavation support where steel waling beams carry loads between supports. Within scope: verifying sizing, splices, bearings, bolt torques, and alignment. We cover practical controls for waler installation, including material identification, bolted splice assembly, bearing/shim setups, and precision alignment. Related termsโ€”waler installation, steel waling beams, and shoring walersโ€”are addressed to help standardize methods and documentation across sites. Out of scope: struts, rakers, hydraulic jacks, and unrelated support components. By applying these steps, you reduce misfit, slip, overstress, and alignment drift that can compromise load paths, delay works, or trigger rework. Acceptance cues and measurable tolerances help inspectors and foremen make fast go/no-go decisions. Use this interactive checklist to tick tasks, attach comments, capture photos, and export records as PDF/Excel with a project QR code for authenticated sign-off.
Inspect couplers and lap splices for piles โ€“ checklist
โœ… 22 items
Inspect couplers and lap splices for piles using this focused, field-tested checklist. It targets mechanical couplers, rebar lap splices, and pile reinforcement splicing at pile heads, joints, and extensionsโ€”while explicitly excluding cage fabrication activities. You will verify model approvals, bar compatibility, engagement lengths, torque, and witness marks to ensure a continuous load path in compression and tension. Poorly assembled splices can cause slip, head spalling, reduced axial capacity, and expensive rework. This guide sets practical acceptance cues, evidence requirements, and documentation steps so teams can act decisively and leave an auditable trail. It emphasizes calibrated torque application, measurable engagement, and clear visual indicators that withstand handling and concreting. Follow the sequence to avoid blocked pours, misaligned bars, and nonconformities that can delay foundations. Use the interactive features to tick tasks, add comments, attach photos, and export a signed PDF/Excel report embedded with a QR link to the source record.
