Construction Delay Log Template (Free Excel, Word, PDF Download)

Delays are a recurring reality in construction projects, but managing them effectively starts with structured documentation. Our Construction Delay Log Template is a ready-to-use Excel file that helps you systematically track and analyze delays as they happen.

This template allows you to:

  • Log delay events by date and activity

  • Identify causes (e.g., weather, design changes, supply issues)

  • Assign responsibility (contractor, client, third-party)

  • Record the impact on the critical path or total float

  • Note corrective actions and EOT claims

Whether you're a contractor, consultant, or project manager, this log is an essential tool for transparent communication and future claims support.

Delay-to-EOT Workflow Overview

  1. Identify Delay Event
A delay is observed on site (e.g., equipment failure, late delivery, adverse weather).

  2. Log the Delay Immediately
Use the Construction Delay Log Template to record the date, cause, and responsible party.

  3. Issue a Delay Notice
Send a formal delay notice to the client or consultant within the timeframe stated in your contract (often 7โ€“14 days).
๐Ÿ”” Failing to issue notice may void your right to claim an EOT. Read Construction Notices for templates and samples

  4. Assess Critical Path Impact
Determine if the delay affects the project's overall completion date. If yes, it may entitle you to an Extension of Time.

  5. Reference EOT ID
Assign an EOT ID to the delay entry. This links it to a detailed EOT claim file.

  6. Prepare and Submit the EOT Claim
Based on contract provisions (e.g., FIDIC Clause 20), submit a well-documented EOT request, supported by:

    • Delay log entries

    • Photographic or progress evidence

    • Revised program (e.g., TIA analysis)

  7. Track EOT Response & Status
Use the EOT ID to monitor approvals, rejections, or additional info requests.

Elevator Pit and Machine Room Inspection Checklist
โœ… 10 items
This checklist is designed for professionals tasked with inspecting elevator pits and machine rooms prior to equipment installation. It ensures that all necessary preparations, safety checks, and compliance measures are thoroughly addressed. By following this comprehensive guide, inspectors can identify potential issues that could delay installation or pose safety risks. Regular use of this checklist helps maintain high standards of safety, operational efficiency, and regulatory compliance.
Verify Sheet Pile Toe Level and Driving Criteria Guide
โœ… 24 items
Verify sheet pile toe level and driving criteria with this focused, field-ready checklist. It guides you through sheet pile driving verification, including penetration criteria, blow counts per 250 mm, refusal confirmation, obstruction handling, and accurate as-built documentation. The scope covers steel sheet pile installation only, emphasizing toe elevation checks, driving logs, hammer energy control, and survey validation. By staying within this scope, you reduce the risk of false refusal, bent sheets, damaged interlocks, inadequate embedment, and incomplete records that can delay approvals or compromise wall performance. You will capture evidence for each sheet: set per blow, verticality observations, toe level survey shots, groundwater context, and obstruction treatmentsโ€”ready for engineer review. The outcome is a defensible record proving design penetration and refusal were achieved per approved project specifications and authority requirements. Use the interactive features to tick items, add comments for variances, and export your as-built package to PDF/Excel with a project QR code.
Install piezometers or observation wells โ€“ QA checklist
โœ… 28 items
Install piezometers or observation wells is a specialized task requiring disciplined drilling, precise installation, proper sealing, and accurate baseline groundwater measurements. This checklist supports groundwater monitoring wellsโ€”standpipe piezometers and observation boreholesโ€”ensuring the annulus is sealed, wells are developed effectively, and data quality is defensible. It focuses on construction and commissioning steps only; pump test analysis and long-term aquifer testing are intentionally excluded. By following these steps, teams mitigate risks such as formation collapse, inter-aquifer leakage, clogged screens, contaminated readings, and uncertain datums. Youโ€™ll confirm materials against submittals, track borehole conditions, place gravel filter packs and bentonite/grout seals via tremie, develop with surge-and-purge or low-rate pumping, and capture stabilized water levels with a surveyed reference. The outcome is a durable, verifiable installation ready for routine monitoring and compliance reporting per approved project specifications and authority requirements. Use this interactive checklist to tick items, add field comments, and export PDF/Excelโ€”secured by QR.
Site Mobilization and Safety Setup Inspection Checklist
โœ… 13 items
Site mobilization and safety setup are critical phases in construction projects, ensuring that the site is ready for work and that all safety measures are in place to protect workers and visitors. This process involves setting up temporary facilities, securing the site, and ensuring compliance with safety regulations. Proper inspection of these elements helps avoid potential hazards and project delays. Users can interact with this checklist by ticking off items, leaving comments, and exporting the completed report as a PDF or Excel file, secured with a unique QR code for authenticity.
Locate Underground Utilities Checklist โ€“ GPR, Marking
โœ… 22 items
Locate underground utilities is the first safeguard against costly strikes, delays, and service outages. This checklist guides teams through utility detection using records review, electromagnetic locating, and ground-penetrating radar, then marking services, establishing stand-offs, and implementing protection. It focuses on avoidance and verification onlyโ€”no new utility construction is included. You will plan from as-builts and GIS, validate with GPR and EM methods, reconcile conflicts, and confirm critical depths with safe potholing or vacuum excavation. The workflow aligns with subsurface utility engineering practices to improve accuracy and reduce excavation risk. Acceptance cues, tolerances, and photo evidence are specified to ensure consistent results and defensible documentation across shifts and contractors. Use this interactive tool on live projects to brief crews, control plant movement, and maintain exclusion zones as conditions change. Start in interactive mode to tick items, add comments, and export as PDF/Excel with a QR-secured record.
